We use a gridded battlemat and a mix of actual terrain and water soluable pen. 
We use the minis for just about all combats.

The trick to avoiding stagnation by using the battlemat is to draw as many
details as possible in.  Pen some barrels in, and the water trough, and the
railings, and the windows. . . etc.

I often have a second battlemat that I have pre-drawn the details in that I pull
out when the big battle comes.
